ગુજરાતમાં 7/12 અને 8A ના ઉતારા ઓનલાઇન જોવા માટે

7/12 ઉતારા અને 8A ખતા ગુજરાતમાં જમીન માટે મહત્વના રેકોર્ડ છે. જમીન કે પ્લોટ ખરીદતા-વેચતા પહેલા લોકો survey number, owner name, village, taluka અને land area જેવી માહિતી તપાસે છે.

Official record માટે Gujarat governmentનું AnyROR portal ઉપયોગ કરવું જોઈએ. Zutilo જમીન રેકોર્ડ આપતું નથી, પણ આ guide તમને land deal પહેલા કઈ વિગતો ચકાસવી તે સમજાવે છે.

ઝડપી જવાબ: 7/12 અને 8A કેવી રીતે જોવું#

• Official AnyROR Gujarat website ખોલો.
• જમીન rural areaમાં હોય તો rural land records પસંદ કરો.
• 7/12 માટે VF7 Survey No Details અને 8A માટે VF8A Khata Details પસંદ કરો.
• District, taluka અને village કાળજીપૂર્વક પસંદ કરો.
• Survey number, block number અથવા khata details દાખલ કરો.
• Captcha પૂરું કરીને record view કરો.

સર્ચ કરતા પહેલા આ વિગતો તૈયાર રાખો#

AnyROR પર સાચો record જોવા માટે basic land details સાચી હોવી જરૂરી છે. Village name, survey number અથવા spelling ખોટું હોય તો record ન મળે અથવા ખોટો record ખૂલી શકે.

• District, taluka અને village name
• Survey number, block number અથવા khata number
• Owner અથવા khatedar name, જો ઉપલબ્ધ હોય
• જૂનો 7/12, 8A, sale deed અથવા mutation reference, જો હોય

7/12 ઉતારા શું છે?#

7/12 ઉતારા અથવા સાતબારા ખેતીની જમીન અને rural land માટેનો record extract છે. તેમાં survey number, land area, owner/occupant details, crop details અને revenue information હોઈ શકે છે.

8A ખતા શું છે?#

8A ખતા landholder અથવા ખાતેદારની land holding details બતાવે છે. એક વ્યક્તિ કે પરિવાર પાસે અનેક જમીન હોય ત્યારે 8A ઉપયોગી બને છે.

7/12, 8A, VF6 અને property card: શું ચકાસવું?#

• VF7 અથવા 7/12 agricultural કે rural land માટે survey-number level details બતાવે છે.
• VF8A ખાતેદારની khata અથવા landholding details ચકાસવા માટે ઉપયોગી છે.
• VF6 mutation entries sale, inheritance અથવા partition જેવી ownership changes સમજવામાં મદદ કરે છે.
• Urban property માટે ક્યારેક rural 7/12ની સાથે property card અથવા city survey records પણ જરૂરી બને છે.

Serious land કે plot dealમાં માત્ર એક online screen પર આધાર રાખવો નહીં. Sale documents, mutation entries, title search અને local legal advice સાથે records match કરો.

જમીન deal પહેલા શું ચકાસવું#

• 7/12 અને 8Aમાં owner name seller અથવા legal chain સાથે match થાય છે કે નહીં.
• Survey number, village અને area sale discussion સાથે match થાય છે કે નહીં.
• Sale, inheritance કે partitionથી ownership બદલાઈ હોય તો mutation entries તપાસો.
• Payment કરતા પહેલા local lawyer અથવા revenue expertથી title verify કરાવો.
• Residential કે commercial use માટે NA permission અને zoning પણ તપાસો.
